Deer Creek Drive Extension

We have recently received information from the St. Charles Highway Department that we wanted to share with you.

The total project cost for this project is estimated at $6.5 million dollars, which will be paid 100% by St. Charles County.  The City of O’Fallon did not directly contribute to the cost of this project.  The contract completion date for the bridge is April 30, 2016. After April 30, 2016, penalties will be incurred by the contractor, therefore.  Millstone Weber (the primary contractor) may attempt to finish the majority of the work before the end of this year, weather and other factors permitting.

The County informed us that the bridge has been designed to pass the 100-year design flood with a No-Rise in water surface elevations and that there is a sidewalk proposed on the bridge.  It will be separated from traffic by a concrete barrier.  You can see the bridge plans as well as other documents related to this project on the Deer Creek Drive Extension Tab of this web site.

We have closed the sale and received payment from the St. Charles Highway Department for the portion of our common ground they need to complete the extension of Deer Creek Dr. through to Elaine Dr. in Walden Pond.  They expect to start construction as soon as the weather improves.

Deer Creek Drive Extension

To all Manors at Deer Creek Residents, 

We have just been informed that the St. Charles County Highway Department has chosen Millstone Weber is the General Contractor for the extension of Deer Creek Drive across our Common Grounds to the Walden Pond Subdivision.   They will officially begin on March 2, 2015 with an anticipated completion date of April 30, 2016.

Deer Creek Drive Extension – Update

To All Residents:

Your Trustees have recently finalized the sale of a small portion of the Common Ground to St. Charles County to allow for the extension of Deer Creek Dr. to Walden Pond and ultimately to Bryan Road.

As soon as we have details on the estimated start date of the construction, we will forward all the information via letter (including the financial impact to the HOA) to all residents.

St. Gemma Water Line Extension

Many of you may have noticed digging and construction at the east end of Foggy Meadow Drive recently.  This is construction on the St. Gemma water line extension, unrelated to our sub-division.

Work is currently being done just to the East of our sub-division near the termination of Foggy Meadow Dr.  There is construction traffic in and out of Foggy Meadow.  The contractor has posted safety signage to observe speed limits while accessing the construction site through Foggy Meadow.  Materials are staged at the end of Foggy Meadow Dr., so drive with caution in the area.  The city advises us that the time line for completion should be around the end of the year, weather dependent.

The city did not need to acquire any easements from The Manors at Deer Creek, since this work is off of our property.

Deer Creek Dr. Extension

Residents,

The St. Charles County Highway Department has recently contacted us and advised your Trustees that the extension of Deer Creek Dr. Project has final approval and is ready to start as soon as they acquire the Common Grounds of The Manors at Deer Creek.

Your Trustees are currently in negotiations with the governmental authorities and will advise you as soon as negotiations are complete.

 

Trustee Election

Our subdivision has just reached 95% build-out and is now eligible for a second resident Trustee.  According to the terms of the Indenture, Jim Brennan will be stepping down following the election of the new Trustee. We have reserved the Multi-Purpose Room at City Hall on

 Tuesday 9/24/2013 from 6:30 PM until 9:00 PM

for the purpose of accepting nominations, conducting an election and to answer any HOA questions.  Assuming we have a quorum of 13 households represented at this meeting, we will solicit nominations and conduct an election during the same meeting.  In the absence of a quorum, we will mail ballots out to all residents following the nominations. 

 The agenda for the meeting will be as follows:

 6:30 PM until 7:00 PM              Accept nominations for the position of Trustee

 7:00 PM until 7:30 PM              Time for nominees to introduce themselves to the residents and explain why they would like to be considered for the position (i.e. campaign speech – 10 minute max for each)

 7:30 PM until 8:00 PM              Election

 8:00 PM until 9:00 PM              Questions from residents on any open HOA issues

HOA Assessments

The 2013 Manors at Deer Creek HOA assessments were mailed on July 1, 2013 and are due on or before August 10, 2013.  We have kept the HOA assessments the same as previous years at $200.  We appreciate you payment by the due date to enable us to continue to maintain our subdivision.

Landscaping at entrance

Lighting upgrades to the berms on both sides of Deer Creek Dr. at the entrance were upgraded on Saturday June 29.
